Tiny Homes are becoming a normal thing with states supporting alternative and affordable housing. You can buy a prefab tiny home (400Sqft) for under $8k on Amazon and build on land ($3k) with a septic ($3k) and water tank ($1k) and go off grid for under $20k. They already come prefabricated so they have hookups, a bathroom and kitchen installed. This can be an easy investment for rental property. You could air bnb it or have a tenant for $500-$1k monthly. I think people are looking for peace and quiet and also want to live within their means and save money while also having a unique living experience. For $20k I think you could get started on your real estate portfolio by building a tiny home.
